Please note the charges listed below are the MAXIMUM fees that will be applied depending on your circumstances and the number of tenants.

Before any tenancy begins you will sign a Tenancy Agreement setting out the landlord’s and tenant’s obligations. A charge of £200 plus VAT is made for the preparation of the original Agreement and a further £75 plus VAT for any extension Agreement(s) subsequently entered into.
Should you change tenants at any point during the tenancy you must inform us and, subject to your landlord’s agreement (which might include the need to take up new references) we will prepare new documents for signature. Our fee for this will be £200 plus VAT.

A security deposit is required equating to 6 weeks rent. This deposit is passed to DPS, a deposit protection scheme.

Your security deposit must be protected by your agent or the landlord via a government approved tenancy deposit scheme. This is to ensure that if disputes arise these will be resolved by an independent third party. Within 30 days of paying your deposit your landlord or agent is required to give you details of the scheme.

The Initial monies consist of:

• First month’s rent in advance.
• Security Deposit of 6 weeks rent.
• Referencing Fee £150 plus VAT per named tenant, guarantor or company tenant.
• Tenancy Agreement £100 plus VAT (if supplied by us).

If there are any guarantors to the tenancy:
• Agreement of Guarantee £100 plus VAT.
• Check-out fee – minimum of £70.00 plus VAT, maximum £150.00 plus VAT, depending on size and style of property.

Other Charges:
• Extension Agreements £75 plus VAT.
• Outgoing reference fee £30 plus VAT.

Optional extras if agreed:
• Saturday Move-In £60 plus VAT.
The Initial Monies will be confirmed and must be paid by bankers draft or building society cheque.


All rent is payable in advance by standing order. All payments should be made 3 days in advance of the rent due date to ensure cleared funds.


• Let Only (finders fee) – two weeks rent plus VAT*
• Rent Collection 6 – 8% plus VAT*
• Full Management 8 – 10% plus VAT*

Please note exact fees will depend on basis of our instruction, Landlord portfolio size and any historical relationship with Homes24seven.


• Drawing up Tenancy Agreement – £100 plus VAT.
• Registering deposit with relevant scheme – £50 plus VAT.
• Renewals/extensions – £75.00 plus VAT.
• Extra inspection visits exceeding the quarterly inspections - £30 plus VAT.
• Negotiating deposit disputes if property not fully managed – £75.00 plus VAT
• Termination of the Assured Shorthold Tenancy Agreement and issuing Section 21 Notice – £75.00 plus VAT.

NOTE - The Landlord is also liable for the cost of Inventory make and check-in at the start of the tenancy, and for any pre tenancy cleaning that may have been agreed. These costs will depend on the size and style of property.
